I don't think there is value in adding hardwood if the carpet is in perfectly good condition. What are the trends in your area? If the majority of homes that are selling have hardwood, it may be smart to do the same. I would consult with your realtor.

In my area, a correctly priced short sale can get multiple offers within just a week or so to take to the bank.

I was reading some of the answers below. Many agents answering are from out of state and may not know that Illinois is a "judicial" state. You need to contact an attorney to get your questions answered as they are "legal" questions.

I am happy to evaluate your current pricing and the market data. If a short sale is a possibility, I recommend trying to pursue it. I have worked on a few and can share my experience.
