Have you already relocated? As a former elementary teacher I know that the schools in westchase, northdale and lutz are very good. I taught at Claywell Elementary in the Northdale area and the school is excellent, the principal and teachers are an amazing team. I know that Mary Bryant (westchase) and McKitrick (Lutz) are also excellent elementary schools and the students continue on to excellent middle and high school in those districts. I just listed a very nice 3/2/2 with pool for $250k and it has superior assigned schools and NO FLOOD Insurance! You have to be careful about verifying mandatory flood insurance zones because it can get very expensive. ... more

11817 is still available. 11813 was listed on 7/31 and the seller accepted an offer on 8/8. It's in "active with contract" status and they are seeking backup offers.

If you're working with a Realtor I wouldn't delay getting out to see both of these.

Hi Lisa, Many real estate websites show properties that are under contact as active. Our realtor mls system added a new classification "backups requested" but most sales in our current market may only accept cash backup offers.

Your realtor can give you an account to search with up to date info.

We have a shortage of properties so most go under contract the first few days of being listed. Expect to compete with several other buyers for the same property.

Hello,

being a former military wife myself and now specializing in mortgage loans in the state of Florida, I must say that the VA Loan product, only offered to our heroes, is the best loan product out there.

VA places certain performance obligations on the seller and as already explained by Alma, the home you want to purchase has to be in "good functional condition".

The appraisal request (ordered by your lender) can only be ordered through the online portal of the Department of Veterans Affairs. The VA then randomly assigns an appraiser to your property.

VA appraisers are trained and approved by the VA to represent them. The VA does require any significant problems with the property to be repaired before closing.

Linda, The only issue with waiting is that it's like trying to buy a stock when its at it's LOWEST point (buy low and sell high theory) but no-one really knows WHERE that bottom might be! Experts predicted this year would be our bottom, others say it will be 2008.

My thought it if you are happy with the price, the condo, and the area, do your homework, negotiate a great deal with your buyer agent, and buy it!

Forbes rated Tampa the #1 place to buy in July 2007. We have V shaped ecomomy, which means when we DO hit the bottom, look out! Because its soon to go RIGHT BACK UP!
