It all depends on the EXACT area. And it can very from street to street. Oddly, the homes on Braeswood don't flood very often. If there is a major hurricane or tropical storm however, the odds of that do increase. But that can be said for most in the Houston Metro area. Now just off Braeswood, (like in Westbury) I have seen more flooding back in those neighborhoods. Most people are scared that the water will come out of Braes Bayou and flood the surrounding area. This RARELY happens. Oddly enough, some of the subdivisions tucked back a little further off Braeswood are set lower and therefore are more likely to experience flooding.
