You have quite a few options under $300k. What is it you are looking for in a home and neighborhood? Have you looked in North Oak park, land park, tahoe park?

No matter where you decide to live I'd suggest driving by the location during different days and different times of the day. Like drive by around 8-10pm on a friday/saturday night and mornings or mid-day. As far as resale value that's pretty much a guess as no one can really tell the future. ... more

Where do you currently live? If you are local I'd recommend driving by the neighborhood during different times of the day as well as different days of the week to get a feel for the area. If crime is a concern then I would recommend going to crimereports.com. ... more

I would seek legal counsel as well. Make sure you keep records of all paperwork that you do have and even conversations.

Trulia doesn't have a "criteria", as it is not a real estate company, nor is it a landlord!

Each landlord will set their own criteria.

Some may be more flexible - especially if there is a letter detailing why the credit scores may be low. It will also matter if you can show a solid history of paying rent on time in the past....and if you have a solid job that shows you can easily afford the rent.

I suggest you speak with a local Realtor, and have them guide you so that your offer to rent a home can be presented it the best way possible.

Best wishes....

I hope you found a place to rent. I don't work with rentals directly so I would search through listings online and call local property management companies. Never wire or send money to someone posing as a landlord unless you have met them and have viewed the inside of the home. ... more

First, review the contract you have with the listing agent in order to determine what kind of listing you have (Exclusive Agency, Exclusive Right to Sell, Open, etc.). This will give you insight on whether or not you can get out of the contract. Here is a helpful article about the various types of listing agreements:
http://homebuying.about.com/od/sellingahouse/qt/ListingAgrmnts.htm

Second, express your concerns with your Realtor if you haven't done so already. Most Realtors want their clients to be happy and should be accommodating if you feel their services have been inadequate.

Third, call their broker to try to resolve the issue, if necessary.

Hope that helps!

Thanks,

Jason Walter

I hope you were able to find a rental but if not, check Craigslist, Zillow, Trulia and local property management companies. Also, you can also visit https://www.rentometer.com/ to see how much rent prices are (you can do the same thing on Zillow).

Hope that helps and good luck with your search!

Thanks,

Jason Walter

I, along with many other residents in the community have been asking the City to address the homeless traffic in the area! we have finally got their support! they are committed to working on a solution that will help address the issue and hopefully redirect the people traffic! the BCC is a center that has been providing minimal services to the homeless who show up every morning and just hang out! The city are currently working on a land switch deal to help move the BCC to a non residential area, this will be a huge change in demographics for us in the neighborhood and hopefully better services the needs of the homeless!

! and yes I say come on over to west sac lots of great things happening her,
