I am also a real estate agent, homeowner and have lived in West Roxbury most of my life.
I agree with Karen and might add that there may have been recent sales of smaller homes in your area which might only allow the appraiser the ability to use those homes in his/her appraisal.
(As I am sure you know, there is varying housing stock in every section of West Roxbury and it would not be unusual to see a larger Victorian or Colonial home a few houses away from a smaller bungalow)
Also, if the appraiser is not as familiar with the market, which could be the case because of the new guidelines for the hiring of appraisers, they might not be from this area or have worked in this area.
It sounds as if you are refinancing and not selling, but my offer is the same as Karen's: if you would like me to find some recently sold comparable properties that will show your home's true value, I am happy to offer that service.
