I dont want to come off as rude but if you do not know this basic information, why are you buying the biggest purchase of your life without an agent/professional? A realtor for you costs you NOTHING and seller pays 6% (3% to each agent). You are doing yourself a disservice not having an agent. You should now at least think of retaining a real estate attorney to help guide you and protect your interests. There is so much involved with buying a house you need someone to keep you on course and make sure you are not being taken advantage of.

Aside from that, you'll really want to reach out to local lenders and agents to find out what other offers are available for your market. I'd encourage you to ask them questions about the cost of owning a home. There are a lot more expenses on your back (like repairs) that renters normally don't incur.
