Your best bet is to visit or call the home owners association directly. They will best with most accuracy give you a run down of what it all means. They probably will email you documentation too.

Pineapple Park is a Neighborhood Association and is not governed by an HOA. They do not have pet restrictions, but discourage Pit Bulls and will call animal control if they run loose.

The best thing to do if you're looking for a home in Fort Lauderdale is to contact a Fort Lauderdale real estate agent.

Tell the agent what you're looking for in a house - how many bedrooms and baths, amenities, what city/cities you interested in -- and give your agent a realistic price range.

For example, a home similar to the one you inquired about, is likely to cost at least $250,000 or more. However, your real estate agent in Fort Lauderdale will be able to locate listings for you that are 1) currently available and 2) priced realistically for today's market.

Once you have that information, you will be able to decide whether or not the homes are worthwhile for you.

Vickie is spot on as it relates to the fees at Ibis and the special assessment that will run each member a little over $19,000 over the next ten years for the clubhouse renovation. If you are looking for a private club lifestyle and do not mind being a beat off the beaten path you will find that Ibis is an option you should explore.

Their entry level membership is referred to as Social Sports and like many private clubs Ibis is doing everything they can to attract younger members. While the overall real estate market is quite strong private equity clubs still are experiencing excess inventory and there are plenty of motivated sellers. Keep in mind you can negotiate the seller to pay some of the upfront membership fees as part of the purchase price. As you can see by the list price of 8366 Quail Meadow there are some very motivated sellers out there.

And the number show you why there are so motivated. While there are many different property types in Ibis there are currently 133 active listings in the community and over the past 12 months there have been 97 closings so inventory is currently at about 16 1/2 months which represents a very strong buyers market. In the general market we have about a 4 month supply to give you a reference point. That being said these numbers are improving and club sales have been doing better as buyers are seeing the value when compared to pricing in a non club environment.

If a private club is what you are looking for there are many options and as a buyer the most important thing is to fully and completely understand the numbers so you can make a knowledgable purchasing decision. Any Realtors® first job is to sit down with you and thoroughly discuss your needs so they understand exactly what you are looking for in a home, what locations will work for you so and set you up on a game plan to succeed in finding you the perfect opportunity. Inventory levels are very low and finding homes is a much more difficult task than it was a few months ago. If you are looking for a country club lifestyle, you will enjoy Ibis. It is beautifully maintained and there's plenty of activity at the clubhouse.

However, if you don't want a country club lifestyle, but you want to be near golf courses, then there are several appealing neighborhoods that will work for you. However, it is likely that the cost of a home in these neighborhoods will be higher than the cost of homes in Ibis.

The reason for the lower cost of homes in country clubs is that most buyers today don't want to pay the extra fees that go with country club living. The result is that it is harder and harder to sell those homes.

While you may pay more for a home outside a country club, the home in a standard neighborhood will maintain its value. The homes in country clubs are dropping in value.

The property you are inquiring about is a condominium and is located in Ibis Golf and Country Club in West Palm Beach. Ibis is a tremendous facility but is a private equity club with significant fees. They have 4 different levels of membership with initiation fees starting at $40,000 for the Social Sports Membership up to $80,000 for a Premier Golf Membership. Annual dues start at $4,843 and go up to over $11,000 depending on membership classification.

Like most private clubs Ibis is struggling with higher real estate inventory that the overall market. Baby boomers are not as interested in golf as the central focus of their lifestyle and all clubs are positioning themselves with various ideas to attract younger members. It is an excellent time to buy for those interested in a private club as there are many very motivated sellers out there.

The best thing you can do in today's active market is clearly define your housing objectives and determine what areas will meet your needs. Inventory levels are very low and finding homes is a much more difficult task than it was a few months ago. With each and every property you are finding as a potential buyer here and there, you will have similar questions, other kinds of concerns etc. etc., what do the assessment fees include, who maintains what, sometimes you wonder about the taxes etc. etc. If you are in the market to buy a property I strongly suggest you do work with a local experienced Realtor, ONE, you trust and who understands what you are looking for, your buyers agent will represent you and your interests and get you all your questions answered and provide your with all details to a property before even making an offer.

Buyers agents when the home is listed with another brokerage is paid at the closing by the Seller's side, which means the services of a buyers agent to you the buyer are free EXCEPT THAT YOUR LOYALTY AND COMMITMENT TO ONE REALTOR YOUR BUYERS AGENT IS REQUIRED FROM YOU so that the buyers agent can also 100 % commit to YOU.
