The property you are looking at is not listed on the MLS. If it is a bank owned property, then it will be listed with an REO broker. I will go by the house and see if it has been foreclosed on and get back to you.

If the property is up for auction, that is usually done without an interior inspection on the courthouse steps.

Just so you know, currently, there are 2 rental listings in W. Orange with 1 BR/1Bth at $950. Those are the lowest listed properties.

There are 2, 2 BR units at $1200, and the prices go up from there. ... more

If it's a 1 bedroom, it's a 1 bedroom - my advice is to keep it that way - the town of W. Orange might have restrictions as to the number of tenants allowed, so you should check that if you're even thinking of renting to more people - they are strict, and when they come to check for smoke detectors and carbon monoxide detectors, they will also check for obvious code violations (I hope you know you're required to have the detectors inspected and also have a fire extinguisher on hand whenever a new tenant moves in). The state of NJ requires the extinguisher to be affixed to the wall, but......... W. Orange allows you to just have it in the kitchen, not attached to the wall. ... more

I was curious so I looked into that. It has been under contract several times since 2009.
Short sales can take awhile to be approved. It was finally approved but never sold. It was withdrawn and re listed. It just went into attorney review, meaning an offer has been accepted. During the time in contract, it is not available to be shown, although written offers can be made as back-up offers.
There are several beautiful homes on the market on that block. This is a summary

For that house there is a small asterisk on the word "Active" - that indicates it is currently in attorney review.

I am surprised you can't get any relief via state programs.......I do understand that the companies can't give a definitive price quote until they see the extent of the spillage...........my manager went through the same thing when she sold her parent's home.
Fortunately, the final amount wasn't as bad as what was initially feared.

I am going to ask around my office, and see if anyone has grappled with this kind of problem ..........I'll get back to you...if you want, send me an email so I can send you any information I gather.
