With the market being more of a sellers market it makes it tough. I would look for different programs through a lender. There are low on now down payment loans available. I have not heard of many people having much luck with rent to own. ... more

Make sure you really understand what "rent with an option to buy" means before signing anything!

Contrary to what you may think - you don't simply pay rent, and have it all applied to the purchase if you decide to buy the home at the end of the lease.

It doesn't work that way.

You will be expected to give a non-refundable deposit, and may also be asked to pay an amount of rent over and above the normal rent.
If you do not, for ANY reason buy the home at the end of the lease term (which might mean you're not able to qualify for a loan), you will lose the deposit and any rent overage you paid in.

So, if you cannot qualify for a loan now, be sure you will be able to do so later.........or risk losing money.

Also, your selection of homes will be severely limited as most sellers who want to, and can, sell now, not later.

My advice is to rent until you get your personal financial house in order before looking to buy a real house!
Once you're ready, then buy in the normal fashion.

Best wishes.........

Your best option to vanquish that nightmare is to consult a local loan officer. This task should not be intimidating.

Consider this process as consultation wherein you can discuss all your options and gain education and information from it to pave the way to homeownership. This is your first step. Getting your finances in order.

Good Luck.

Hi Sandy, you may lease your property to 3 unrelated individuals, this applies to all properties in Tippecanoe County, whether it's within the city limit or out in the country. There are no special zoning required, most likely, if you're buying a single family home or a condo in West Lafayette, they are zoned R1, just for your information. Your two sons are counted as one entity, so technically, you may rent out to two other unrelated individuals. You will need to apply for a rental certification through the City of West Lafayette (even if your property is located in the Klondike/Harrison district and not the West Lafayette schools district), there's usually a $500-1000 up front fee to this (cheaper if you can provide a recent property inspection report), the city will review this information and possibly send out an inspector to make certain the home meets all requirements as a rental. You will then be issued a rental certification sticker to be displayed at the home. There's a renewal fee of $200 every year or two. Hope you'll find this information helpful. Feel free to contact me for further assistance in purchasing a property in West Lafayette. Thanks and have a great one!
