With the market being more of a sellers market it makes it tough. I would look for different programs through a lender. There are low on now down payment loans available. I have not heard of many people having much luck with rent to own. ... more

The information you seek depends on so many factors: location, home features, current local RE market, etc. Whether or not your home will sell quickly or for its appraised value will depend on many other considerations.

With this said, the fact that you have had a professional appraisal done on the home certainly will not hurt your cause. If this is the case, be sure your agent publicizes that your "price is based on a recent appraisal." It's bound to get the buyer's attention....especially those that understand the buying and financing picture.

It is possible to change some of the information in Trulia, by calling them directly. It is a very time consuming process. You may have better luck using a hub site that will feed the home's information to them for you. Give me a call and I'm let you know how that works.

Make sure you really understand what "rent with an option to buy" means before signing anything!

Contrary to what you may think - you don't simply pay rent, and have it all applied to the purchase if you decide to buy the home at the end of the lease.

It doesn't work that way.

You will be expected to give a non-refundable deposit, and may also be asked to pay an amount of rent over and above the normal rent.
If you do not, for ANY reason buy the home at the end of the lease term (which might mean you're not able to qualify for a loan), you will lose the deposit and any rent overage you paid in.

So, if you cannot qualify for a loan now, be sure you will be able to do so later.........or risk losing money.

Also, your selection of homes will be severely limited as most sellers who want to, and can, sell now, not later.

My advice is to rent until you get your personal financial house in order before looking to buy a real house!
Once you're ready, then buy in the normal fashion.
