I can e-mail you the ones that are on the market and I can set you up on email that they will come to you 8 to 12 hrs. after us realtor type them into MLS. That's the best way to get them. The lists are out dated. You have to catch them as soon as they come out. It's a dog fight out there!

Always, always, ALWAYS get your own inspection.

While seller disclosures are well-intentioned - never trust them blindly to tell you the condition of the property. The seller A. may not be aware of the problem, or B. decide not to disclose the problem.

If it came to it, you'd also have to "prove" the seller knew of any issues and intentionally "hid" or failed to disclose them. You'd also have to have the time, energy, and money to pursue damages against them if applicable.

Again - the bottom line is - take the disclosures with a grain of salt. Get your own inspection done, and if there is anything of concern found, get a specialist in that area to provide a second opinion.

It's one of the biggest investments you'll ever make - do not trust a piece of paper that the seller is providing you blindly.

Foreclosures are still being added every month but it is very orderly so no one gets hurt too bad. At least you have to give banks that much credit. Your listings are provided to us by two main sources, MLSLI and and for many of your listings both sources indicate that we should not publicly disclose the listing address information on our site. In order to remedy this, please contact MLSLI and to ensure that they update the respective data feeds they send to us to indicate that your listing addresses can be shown on our site. Once they make these updates, our display should update automatically to display the addresses.
