We have lived in the West Grove PA development called Penns Greene for years and do not have a problem and love it here!. It all depends on the specific location of your neighborhood. Penns Greene is a development of about 28 homes built in the 1990s by Cedar Knoll builders with two streets off of E. Ewing -- Penns Greene Drive and White Oak. (Penn Greene Road is a different road in a different area altogether). Our neighbors are very happy here and are happy we don't have a mushroom smell problem here. It is literally something that you smell here only handful of times per year. We spend a lot of time outside on our deck and enjoy every minute of it. Each neighborhood can be very different so do ask neighbors.

The other responses were excellent and I won't repeat the same information. I wanted to ask if the 2-story addition will fill your need? Are the bedrooms upstairs? Usually, in-law quarters might include a bedroom on the 1st floor. If if does meet your needs, I'd suggest designing the space so that you could re-capture it back into your existing home.....5th bedroom, bonus rooms, etc. with defined uses. At the point of your selling the home, you could choose the best marketing strategy based on existing markets. For example, is the market for in-law suites expanding (when you need to sell), or are you better off creating one large home with bonus rooms?
I've also seen very nice garage conversions. The garage usually attaches to the mud room/laundry and kitchen. The garage uses I've seen are one or two room spaces for living quarters and bedroom/bath. This would give your parents privacy, yet quick access to other needs You, of course, would have to park in the driveway or on the street which may or may not work out in your community.

Those two are under agreement but this townhome community of Liberty Court is still selling. They have models currently advertised from $239,900 up to $309,000. There are two "quick deliveries" priced at $289900 and $309,000. Another one is listed as ready to customize and for a delivery "soon" and that is also priced at $289,900.

It's a great time to be buying new construction as the builders are usually in a good negotiating mood and anxious to make deals. As another agent said, please do take an agent with you on your initial visit so that you are properly represented.
