I guess I would recommend a local lender ahead of a regional or national one (not that they can't do a good job... they can but my experience is generally less problems locally... see some other comments too). At the risk of offending someone Seattle is not Wenatchee nor is it Spokane so I would be more community oriented... my business covers North Central Washington and I could recommend a few good loan officers/lenders if your property is that area (assuming you are still looking). There are several very good lenders in town that may be able to help you out. Also there is the option of an USDA backed loan that may help you. The boundary lines for these are such that you can find a home that is not to far from work that lies in the their zone.

Anyway, go to your account, click on my trulia, click on Q&A, find your answer and click on it. Then a box above your answer (and other answers as well) and to the left is "email alerts" choose the desired option. Also, when answering other questions in the future, find the box that gives you an option to get email alerts or not BEFORE sending the answer!! There is merit to the two earlier answers. But lets go a little deeper. The age of the home could make it a headache to sell. Especially if it is a single wide (very little financing available) and if it has been moved before you may be in deeper. Then the lot... where is it located... do you have domestic watrer or a well...if a well is it permitted and if so has it been tested (Chelan Douglas Health District can help with this)? Does the home have an L&I inspection? If not you can get one (required for financing) by contacting the local L&I Office (East Pointe Plaza off of Eastmont in East Wenatchee) and schedlue a courtesy inspection, costs about $75.00. It will help you identify any problems. For financing foundation and tiedowns come into play. ... more

In Wenatchee (not Seattle) rents have held up fairly well. Vacancey is running around 4% on plexes. Because of the market in general, and because of the tightening in credit, it helps and hurts. helps in that there are more people looking and prices have held up (so far) hurts as financing is tougher. Conventional financing for non-owner expect the lender to ask to see proof you have six mos payments in the bank. IF you are going to live in one unit I suggest FHA. Most properties, now are selling around a GRM of about 9.5-11. Anything higher is probably overpriced (though many still try to apply residential prices to a property where income is the key). ... more

There's HUD properties where you can put $100 down and receive $$ back at closing for corrective repairs.

You can also go FHA (97% financing) and have down payments assistance(3% or less than 10k). leaving you to pay for only closing costs. But of course every thing is negotiable ... more

So, you really need to be considering the neighborhoods, the marketing tools the experience and the motivation when interviewing Real Esate Brokers. Number of sales can really cloud the issue. There are some agents that work totally by themselves and then there are agents that have assistants, listing agents, buyer's agents and office help and all of the sales closed are reported under the the name of the Team Leader. Negotiating with the Lender in a short sale is done only from the Listing side, if the home is listed. Some lenders won't negotiate, some will. And James is absolutely correct, the Buying side does not negotiate with or contact the Lender on a listed property.

Some offers don't get a response by the time the Buyer gets tired fo waiting.
