We did 2%....so for a mere 3% we sold a home $30K above the appraised value in less than 2-months. You get the same exposure you would get from any other agent....you do have to do a bit more yourself....but on a $300K home $9K in savings is worth it! ... more

I am a local agent in the Wellington area. Overall, the number of active listings in the Wellington area have decreased which in turn has driven prices up and the number of days on market is averaging around 80, which is a little over your desired 60 days. This is, in part, due to seller's placing a higher value on their homes when they originally list that what they should then they have to drop the price to a more realistic number after 30-60 days. My experience is that if the property is in good condition and the price is competitive to what has actually sold in the neighborhood, then sales happen much more quickly. Keep in mind that if you're looking to flip a foreclosure property, a lot of the banks will put restrictions on how soon you can put the house back on the market.

If you are asking if you can use his income to get a mortgage, I would say no.

The bankruptcy will still show and also, the attempted foreclosures. His fico score is low, but could be much worse considering the circumstances.

If you work and have an income you would probably have better luck.

If your mortgage is currently up to date and has been for a while, adding your name to the mortgage might be a good idea. Only if you are in good standing with the mortgage company.

Rent to owns are rare and even more rarely are they a good deal for the renter/buyer. The vast majority of rent to own renter/buyer's never end up buying the house. They are a great deal for the landlord/Seller as they get to collect large up front deposits and over market rent only to do it all over again in the same house. I consider it basically immoral and predatory in most cases.

Resolving credit issues isn't rocket science and a local mortgage lender can and often do assist buyers with this. Many things you can do yourself, others the lender can direct or assist you with.

Most people in this position are far better off renting the least expensive place they can stand to live in and save up some down payment, get on a budget and fix their credit. Once you are qualified, you can select any listed property in your price range and you've fixed the issues that hurt your credit.

That is kind of like asking how much would it cost to buy a really cool car. I was born into a construction family, built many a home and now focus only on sales. Back when I built homes for myself I was always discouraged by the fact most buyers did not care about quality. The money I spent on mahogany doors, custom cabinetry, Pella windows, etc. was wasted. Hollow core masonite doors, MDF cabinet boxes, aluminum windows it just didn't matter.

The quality of construction that is acceptable in many national builder developments is a shame. If you want to build a quality custom home you will want to hire a talented architect and develop clear specifications for all materials. Get bids from qualified builders and expect to pay at least $200 per foot if you want a real custom home and it can get more expensive. Much more. Much, much more.

-Elementary school: Panther Run
-Middle school: Polo Park
-High School: Palm Beach Central
