If you made the mistake of working with an unexperienced sort sale agent, then in the future, no attorney review until the bank responds with acceptance or a counter offer.

South west orientation (corner unit)
2 bedroom + den + 2 bathrooms
parking and locker included
maintenance included except hydro.

Unfortunately this isn't linking me with a specific address. However, Weehawken in general has a very walkable reputation. I have lived here for 6 years, much of that I was careless. I found it very easy to get around, run errands, shop, and go to the city.

Subletting varies from building to building. Usually at a Co-op, you would have to get board approval for anyone who is renting.

The "Shades" of weehawken is the last stop on the 126 (Hoboken) bus line going into Port Authority and it is the first stop leaving the city. The area is on the border of Weehawken/Hoboken, it is a developing area with new construction condos,homes,rentals. 7-10 minute bus ride from bus stop to Port Authority, depending on traffic.

5-7 min walking distance to Light Rail (Hoboken, Hoboken PATH, or Jersey City) and to Weehwaken waterfront (Ruth Chris, Sheraton, Houlihans, can also catch the 158 bus line to the city).

Areas: Hackensack Plank Road, W. 19th Street, Grand Street, W 18th Street, Willow Avenue.
Newly built Hoboken's 1600 Park

They are currently building new rentals/condos on Weehawken/Hoboken border: "The Gateway" to Weehawken. It is situated between the Park and Willow Avenue bridges.

I use to rent in Hoboken for 7 years, until I bought a townhouse (no maintanence fee) in the Shades. Double the space, backyard, driveway, garage for the same/less price as the condos in Hoboken. I enjoy living here as it is quieter than Hoboken but it is a quick ride to the city/Hoboken for work/nightlife.

The landlord will not take the property off the market without knowing that the security deposit has been made. The agent might provide a photocopy of the check(s) with an application. If accepted, the agent will want to be able to immediately deliver the check(s) on your behalf to secure the place for you.

I put a rental on the market on Saturday, with showings available beginning Sunday. We had showings all day Sunday and Monday and have at least 1 application coming in tonight, and maybe 2 or 3. The landlord will choose based upon the tenant who is the strongest and demonstrating all paperwork and checks in place can definitely influence the decision.
