Definitely list the home in the MLS with a Realtor. MLS = more eyes on your property. More eyes always = more money for you. It's the market and your properties condition that will determine the true value. Make sure the property shows its absolute best and ensure it is seen by as many people as possible.
Just as important as the MLS and condition is the third piece of the puzzle. Pricing.... price your home too high and you will lose potential buyer as they will not even see your property. Price your home at what the market will support and you will put yourself in the best position to receive top dollar and possibly even multiple offers. Make the mistake of putting too much padding in your list price will cost you thousands of dollars.
