Yes there are loan programs that go as high as 56% with FHA and up to 50% on conventional. There are other ways to stretch your qualifications also.

Depending on the cost of the purchase, especially in NY 10K will cover the 3.5% down. You'll still need money for closing costs, appraisal, inspections, lawyer, etc....

I have used both gas and electric. I prefer gas because things cool down more quickly than electric and less likely to get burnt (at least for me). But, I recently was introduced to an Induction Portabe stove. Oh, my goodness, what a difference. Things take less time to cook anything. You can put things on warm and for the most things won't burn. The stove gets hot because of the pan that is on it but not hot enough to burn you. You can have a paper on it or towel and it will not catch fire unlike gas or electric. Therefore safer than either and cheaper to use. Anyway. almost any pot or pan will work as long as a magnet will stick to the bottom. ... more

We, the buyer, had no representastion; however, the seller used her realtor friend/lawyer t oact on her behalf as a friend and not i nthe officila capacityu of realtor.

My question is, since we (buyer) ,signed and only one of the three trustees signed for the seller, can i still rescind purchase BEFORE receiving a copy of purchase agreement with the other 2 trustee signatures?

The seller took the original purchase agrement with my signature and one of the sellers signature to fax to a trustee out of state, and will send me a copy monday wit hall 3 seller trustee signatures

We signed thursday afternoon at the condo we were buying, As of Sunday, I still dont have a copy of the signed purchase agreement because the sellers representative friend took it (along with the $5000 Earnest deposit check) to fax to the other trustees and give our check to the title company on Monday.

Even though it has my signature and one of the trustees, can i still rescind the contract since 1) i dont have a copy of the contract and 2) not all the trustees signed on the sellers behalf and 3) check not deposited until 3 business later on monday.

we already sent a certified return receipt letter on saturday claiming the deal is null and void and asking for return of check just 48 hours after we signed because we dont have copy of agreement with all 3 of trustee signatures.

your thoughts on us losing our $5000 check after we sent seller certified return receipt letter 48 hours after signing claiming deal is null/void for reasons stated above...
