As is, means you're telling the buyer that you refuse to consider doing any work on the home as a result of your inspection. You'll eliminate some buyers and probably net less.
In my experience, being realistic about your homes condition, being open to some simple issues that you may not know about will bring you more traffic, more offers and the potential for a higher net price. Unless your contract obligates you to fix everything, I'd leave it open for inspections and negotiate what you will and won't fix.

Well, that's because both sites use computers and mathematical equations along with public records to generate their estimates......computers can be right, and they can be wrong. Each site's mathematical algorithms may vary and are based on their own site's use of the stats.

Nothing can beat an actual live person viewing the property and selecting accurate comps that will help reflect the real market value of the home....

"Radnor" can be in Upper Merion or Radnor Township, while "Villanova" can be in Radnor or Lower Merion Township. Generally, homes in Townships with perceived excellent schools will be higher priced than the same home in a Township where the schools are not as highly regarded. Taxes are lower in Upper Merion because the large retail businesses there (King of Prussia Mall) generate tax revenues for that Tonwship. Taxes are high in Radnor because the schools are well-funded.
As Nick has said, all real estate is local, even from hosues to house, so I am not sure if the answer will be helpful or not.

Hello Nick,

I don't know whether you have an 800 credit score or a 620. I don't know whether you have been salaried or self employed. I don't know whether you have 5% to put down or 50%.

I do know that you do not understand everything about the mortgage process
I do know how to get you to be in the best position to buy a house in 9 months.

Asking certain questions about your situation and explaining the importance of these makes you amore educated buyer with a better chance of getting approved and at a good rate.

I got a call from someone yesterday who wanted to buy a house. I declined them in two minutes. Good income, good credit and they had a down payment. They should have called me 6 months ago and they would have been approved today.

Call me and I can make sure that doesn't happen to you.

The only thing I disagree with you on is where you referred to local builders using "inflated" values. This subject can get quite deep depending on what we're talking about.

For example, if we're talking "standard" types of homes (cookie cutter homes like ranches, colonials, etc...and with no customizations), we here on Long Island definitely use a standard $180 per square foot as the base factor. However, if we're talking about "custom" homes, that changes everything, as we now start looking past claim amounts given a particular ZIP code.

In fact, I can even e-mail you a replacement cost estimator from one of my carriers. It lists reconstruction costs based on ZIP codes using prior claim data...real world costs based on actual losses. You may find this interesting as values for most states & local zip codes are included within.

I believe that to relist the property would be counter productive. The cold hard truth is there are many beautiful listings in the area for sale in a similar price range, and in order to stand out to a buyer you must be seen as the best value. If your property is in good condition and looking the best it can, aggressive price drops will be the most obvious and fastest way to attract a buyer. Re-evaluate every two weeks; if you are not getting the traffic (number of appointments) you wish to get, it most likely is because buyers are not finding the best value in your home. That being said, professional photographs and a virtual tour will make it show best on the internet. But nothing will get it sold faster than pricing it right!
