1. property tax too high
2. town recycling center: Why pay $140 per vehicle sticker and have to purchase specific orange garbage bags (which are like $2 a piece)- not a friendly town to live in! Plus, fix the town recycling hours...having it open on a Tuesday, Thursday, and Saturday doesn't work...if you are having a party on Saturday, you have to wait until Tuesday to take out your trash. In addition, they charge for something like a microwave to toss out...maybe like $15-20. Not friendly
3. Most roads in Wayland need repair

The first step is to contact a mortgage broker to discuss what you can afford, then you can decide which town will make sense for you. Interest rates are low and housing prices are going up, so now is the time to buy if you can!

Two thoughts I have had on this:
1. I wonder if clients will go back to driving in our cars. Over the years, this has become less the 'norm' than it used to be (at least in my market).
2. Around here, we are already seeing buyers refuse to look at homes with oil heat. They will only look at natural gas (not propane!!). I think that is going to get even more prevalent and it will 'hurt' the resale of homes currently running with oil.

Short answer - it depends. Time of day, proximity to the street, and part of the road all play a role. Parts with major crossings (say Cochituate rd and Old connecticut path, as well as rt 20 intersection) will be busier than the rest. Morning and evening rush hour will be rather busy - many cars on the road moving rather slow. If you have small children it might be a good idea to have a fenced in yard.
If you are concerned with driving (how long will it take, and how easy / hard will it be to merge) - again, it'll be slower during rush hour, but easy to merge. Other drivers are usually mindful of cars trying to get out of the driveway, or turn from a side street.

If you compare Cochituate rd to others, Mass Pike will be the busiest, rt 9 second busy, and Cochituate is similar to rt 30, or even less busy than that. Hope this helps, let me know if you have other questions about the area.

I work in the Weston-Wayland market and I can tell you that no one homeowner pays sewer bills. The entire town has on site septic systems which require annual and bi-annual pumping. I just spoke with the Wayland Planning Director and he said there are still a couple of issues they are working on - including conservation/off site wetland mitigation; and historic lighting issues at the intersection of 20 and 27. If all can be resolved it is "possible" that construction "could" begin in the summer or fall provided financing can be secured.

Hope this helps - there are lots of excellent opportunities for home ownership in Wayland.

There is no rail stop in Wayland, but there is one in Lincoln and two in Weston. Also, you can drive to Auburndale an pick up the Green Line.

You can take Rt 27 to Old Conn Path (east) past Coach Grill to RT 20 to RT 128. Much faster than going to MA Pike. Also could take back roads through N. Wayland to 117 to 128 but I suspect that would be slower. ... more
