The spring time through the end of the summer is typically the busiest time of year . However homes sell year round and the time that you put it on the market is not in my opinion quite as important as prepping your home properly to be marketed. The market has picked up significantly in the past 6 months and buying has ramped up due to low intersest rates and prices . However the houses that are selling for the best prices are the houses that are show the best. It is important to work with a realtor who will guide you in the process and who is experienced in staging homes to sell. In that regards when you do decide to list your home do your homework but make sure that you start working with a realtor a few months before hand on some guidance as to what will pay you back and what is better left alone. It would be nice to have a Cracker Barrel, Chart House(Annapolis,Dobbs Ferry, Newport), even Gossmans (Montauk, NY) in our area...depending on location can you direct market with photos and a satellite view as Ted Shoop suggested. I would suggest going to the food and beverage type trade shows at the Javitts NYC and networking. Print a descriptive detail and price as an overlay on the satellite view on the back of your business card. Hand them out while networking. Make sure you have a two year listing agreement. ... more
