The challenge with water catchment areas in FL are usually also referred to as "swamps" want to get an elevation certificate and may want to consider an EPA inspection if the property is undeveloped to be sure it is usable for anything other than wildlife. Hi Teri! The HOA fees are 175.24/month and cover Common Areas; Lawn Care; Maintenance-Exterior; Management Fees; Security. This is a great 2 bedroom, 2.5 bath townhouse in Sail Harbor in Briar Bay. Both bedrooms on the second floor have en-suite baths. There is a great screened, covered patio off the kitchen and great room. Floors are tile on the first floor There is a 1 car garage and 2 car driveway. The laundry area is in the garage. Tenant is on a month to month lease and will vacate prior to closing.

Keep in mind that many sellers are asking more money for their property than the most recent sales data will support. Inventory levels in the West Palm Beach area have quietly jumped for 5 straight months and we now are sitting at 8 to 9 month highs. During this time pending home sales have also dropped considerably and are at the lowest levels we have seen in over a year. The good news is interest rates have fallen over the past week which is surprising but welcomed. Do your homework and understand the metrics surrounding any home you are considering and you can still do very well.

Both of these communities offer great homes and will give you a great return on your investment. Osprey has more homes backing up to the golf course, yet Madison Green is a great community as well.

What it will come down to is how much you want to spend on your new home and if you have a preference in the actual style of the home in either community as well as the view of the homes.

There are quiet a few factors to decide on which one is the perfect home for you, however I do believe you can't go wrong with either one of the communities.

Putting schools first you would want to be in Wellington, Boca or Jupiter. I personally moved to Wellington for the A rated school system and am truly happy I did.

I don't think that the quality is any different than it was before... obviously there are some builders who did a better job such as Royal Palm Communities in Esplanade Grande.

All condos are challenging right now as they have mortgage financing limitations and several thousand units of inventory to compete with.

Flagler Pointe is a nice property - the benefit of it that adds value is its proximity to the intracoastal...the views enhance the value and help maintain it down the road.

Other properties to consider right there are The Slade and Villa Lofts.

Safety - if you're talking about crime, you'll have to check with the Police department as Realtors are not allowed to comment on that issue - if you're talking about the safety of the building in a hurricane, all of the newer construction units have been built to modern hurricane codes

I would just find a good Buyer's Agent (like me!) and have them (ME!) do a search based on what's available in your configuration and price range....then we can get out in the car and SEE them so you can make a real judgement.

I would also consider Delray Beach downtown area - great and thriving Atlantic Avenue is a fun place to live

Alternatively, if you're worried about the market, you may want to check out some properties that are over-55 and newer construction - those with high concentrations of cash buyers seem to be fairing better right now.
