A catchment is an area where water is collected by the natural landscape. In a catchment, all rain and run-off water eventually flows to a creek, river, dam, lake, ocean, or into a groundwater system. The Lower Hunter has three types of catchments that collect our drinking water - rivers, dams and groundwater systems. ... more

The challenge with water catchment areas in FL are usually also referred to as "swamps"...you want to get an elevation certificate and may want to consider an EPA inspection if the property is undeveloped to be sure it is usable for anything other than wildlife. What are your plans with the property or are you looking at something already developed? Drop me a text, call or email and I can better direct you.

Check out my most recent client testimonial: "Taryn has an insider's knowledge on all of the little nooks and crannies of Palm Beach County and is an absolute expert at sniffing out a deal! We have worked with several other real estate agents and I can say, unequivocally, that Taryn is the best. She is a rockstar in terms of availability, she always answers her phone and shows up (surprising how many agents don't bother!) and her negotiating skills are bar none. She is a total shark, don't be fooled by her sweetness, and you definitely want a shark in your corner."

Water catchment, in this case, refers to modern drainage modeling principles that allow the neighborhood and its surrounding areas to efficiently store and treat water.

You are likely to see a large number of man-made lakes in the subdivisions in the area.

The property you asked about is being auctioned, so the initial price of this west palm beach home is just the starting bid. The most recent sales in the community have come in just over $200,000. If the property is purchased at or near the bid price it will be selling under current market value.

Elizabeth,

Unfortunately your question was not linked to a specific property so it is impossible to answer. If you want to send me an e-mail with the address I all be happy to get you the current fee schedule and what is included.

Keep in mind that many sellers are asking more money for their property than the most recent sales data will support. Inventory levels in the West Palm Beach area have quietly jumped for 5 straight months and we now are sitting at 8 to 9 month highs. During this time pending home sales have also dropped considerably and are at the lowest levels we have seen in over a year. The good news is interest rates have fallen over the past week which is surprising but welcomed. Do your homework and understand the metrics surrounding any home you are considering and you can still do very well.

A very clear description of your specific requirements is the best place to start your property search and if I can be of service to you and your family I would appreciate the opportunity to be one of the agents you may choose to interview. We are experts in finding our clients that "needle in the haystack" and would love to help you find yours.

Best of luck and if I can offer anything additional please let me know.

Dear Paul,

Both of these communities offer great homes and will give you a great return on your investment. Osprey has more homes backing up to the golf course, yet Madison Green is a great community as well.

What it will come down to is how much you want to spend on your new home and if you have a preference in the actual style of the home in either community as well as the view of the homes.

There are quiet a few factors to decide on which one is the perfect home for you, however I do believe you can't go wrong with either one of the communities.

Let me know if you would like to get a current list of all homes available in these communities.

Hi,

Putting schools first you would want to be in Wellington, Boca or Jupiter. I personally moved to Wellington for the A rated school system and am truly happy I did.

I don't think that the quality is any different than it was before... obviously there are some builders who did a better job such as Royal Palm Communities in Esplanade Grande.

All condos are challenging right now as they have mortgage financing limitations and several thousand units of inventory to compete with.

Flagler Pointe is a nice property - the benefit of it that adds value is its proximity to the intracoastal...the views enhance the value and help maintain it down the road.

Other properties to consider right there are The Slade and Villa Lofts.

Safety - if you're talking about crime, you'll have to check with the Police department as Realtors are not allowed to comment on that issue - if you're talking about the safety of the building in a hurricane, all of the newer construction units have been built to modern hurricane codes

I would just find a good Buyer's Agent (like me!) and have them (ME!) do a search based on what's available in your configuration and price range....then we can get out in the car and SEE them so you can make a real judgement.

I would also consider Delray Beach downtown area - great and thriving Atlantic Avenue is a fun place to live

Alternatively, if you're worried about the market, you may want to check out some properties that are over-55 and newer construction - those with high concentrations of cash buyers seem to be fairing better right now.
