As a former realtor it would be in your best interest to have a realtor negotiate for you. The HUGE issue is the listing agent that you saw at the Open House works for the seller. He / she has no interest in negotiating a lower price for you. Also the listing agent reviewed all the comparables already and you did not. Comparables are similar homes that have recently sold, currently under contract and homes currently for sale. If you need to rely on Zillow / Trulia or other websites, you do not have the same information as the listing agent does. The listing agent is using information from the MLS system which is not available to the public. This is their secret weapon. You do not have access to it.

Therefore, you need a buyers agent who can give you the same information from the MLS as the listing agent has. Once you reviewed the comparables, then you can negotiate in good faith and with realistic price points.

You need to know that websites like Zillow, Trulia, etc. calculate estimates based on public information from the county. Public information includes things like lot size, square footage, number of bedrooms / bathrooms, age of home, property taxes paid, dates and prices of previous sales and whether the home is a single family, multi family, condo, etc.
Estimates do NOT include: layout of the home, condition of the home, whether the home has recently been renovated or not, neighborhood information, school district information, style of the home, if the home has been on the market for a long time - why, etc. All of these things factor into pricing the home to sell. Zillow and Trulia do NOT factor these things into their estimates. Realtors do factor these things.

That sounds like more than just your standard utility easements, which are usually not a problem. I suggest having a qualified real estate attorney review the survey and easements to determine any current or any future issues that may arise. As far as the price, have your agent do some comps for other similar properties sold. Whether you agree to pay more for the house is solely up to you as the buyer. Hope this helps. ... more

Transactions sometimes fall through. Keep your eye on the home. Also, have your real estate agent check on it every now and then. Sometimes the homes come back on the market. It sounds like you have a great agent helping you. If for some reason you need help finding additional listings that meet your needs, I would be happy to help you. In many cases, I can give buyer clients a heads up on upcoming new listings.
