I have seen so many time that this blows up and never in the renters favor. What is your current score as I can loans down to a 620 but i also know of others Lenders that will do VA loans down to a 560 FICO.

I though it was first $150,000 (every little bit helps) of the assessed value for your primary residence, aged 65 years and older, or a disabled veteran with a service disability of 50% or more. My customer and client Buyers generally prefer to find their own homes, and then contact me to show them the properties. I facilitate this by sending them the results of "saved searches". These are Multiple Listing Service (MLS) searches for properties based on the Buyer's wants a needs. In addition to price, location, size, BR's, Baths, garage, we narrow down the searches further to include acreage, fuel (natural gas, oil, wood, electric ...), access (paved, gravel, float plane ...), floor style (2-story, ranch, chalet, log, etc.), views, etc.

The Buyer's true benefit from this is the inclusion of all of the information the listing Realtor has placed in the listing. Sometimes, it's not much more than you would find on the web. But, today, that information will generally include a more comprehensive property description and the disclosures the client has completed on the property, as well as the types of financing available for the home. This is how the Buyer determines whether or not the property will really be one they want. The Buyer's representative truly earns their pay when the negotiation and sale process is completed.
