Sales price is only one part of a real estate offer. The sellers net can be the same for different sales prices. You never know until you present the offer. One of many important parts is proof that the offer is real. I have seen sellers take offers 10,000 and 17,000 less because the offer was presented by me with the right conditions acceptable to the sellers. It all depends on where it is, what's on the land, whether there are mineral rights to it, what could be in the ground if mineral rights come with it, how it's zoned, etc.

Your best bet would be to get in touch with a Realtor the knows the area, knows about land usage and can guide you through the process and to work with you so that you can be informed of the current worth of the property.
