1) Lease
2) Avoid any neighborhoods with a HOA - if you love your dogs, your family and peaceful, quiet enjoyment of your home.

Hi Christy, you could survey the property and divide it into a parcel with just the house & then another separate parcel with just vacant land. Keep in mind that you have to consider if this is allowed in the area or subdivision where your home is located...what covenants or zoning exists where your home is located. If you have a mortgage on the property, you would need to consider if the value of the house on a smaller piece of property is enough to pay off the current mortgage, pay your closing expenses & for a survey to subdivide the vacant property & the property with the house into 2 separate parcels. If the answer is "Yes", then it's possible to do this. If the answer is no, then you should wait until the you have paid down the mortgage or the value of your home appreciates in value. If you're thinking water as in the ocean, you're not going to find this within an hour.. If you're looking for access to the arts, cool restaurants etc you' could look in Raleigh, Chapel Hill or Durham. There are lakes in these areas though most are water sources for the surrounding cities/town and you're limited to how close you can build on them.

You're request is so general in nature that it's really difficult to know how to best advise you. I am Steve Atkins, and I have lived in this area for a long time. I love calling Eastern NC home. Washington, Bath, Chocowinity, and Belhaven are all nice places to live. Downtown Washington is a wonderful place to experience with its specialty shops and restaurants. Across the river is Cypress Landing, one of the top-rated communities in the US for golfing and boating.
