One of the most frustrating parts of the current real estate market is situations like this one. Logically speaking the best thing for a bank to do would be to unload the property and yet often times they will sit for months and at times even for years before it hits the market. I have tried on a number of different occassions in the past to work with banks to get things put together ahead of listing the property for sale and only once was able to achieve my goal. The key to success in that situation was that it was owned by a small local credit union and I was able to actually get the asset manager on the phone ahead of time. If the property in questions seems workable call up the bank and ask to speak to the asset manager. If it is owned by a large national or even out of state bank, the chances are very unlikely that you will be able to get things done before the property is listed for sale with an agent.
