By law, Realtors can't really answer this question for you. I'd suggest giving a call to the local police who certainly can advise you if the area is a high crime area and also consider stopping during the day and perhaps speaking with some neighbors who might be outside. English Village, Indian Village, University District, Palmer Woods, Palmer Park, the Bagley District to name a few. Also, check a website called skinny zip it will give you highlevel demographics which specifically speaks to the income levels in the area. If you want guaranteed occupancy all year round buy in Downtown Detroit. As for areas to be leary of stay away from Brightmoor and a cross street called Beewick and Mack. The eastside seems to have less demand than the west side of Detroit because of the high vacancy rate. Also along the Outer Drive Area you can find gorgeous homes. In the area codes 48202, 48206 which is close to the hospital there seems to be high demand in this area because it is in or near the New Center. They just opened a whole foods there. Leslie, You are correct that most homes in move in condition sell faster than those requiring cosmetic repairs. Furished homes also usually sell faster. This does not mean your home will sell for more.

Because you have already determined how much your home is worth, I suggest getting a not for refinance appraisal prior to making your next move. That way, if you are not going to get 47K for your home, you will know that in advance. An appraisal would be around 300 dollars.

If you would rather have a real estate professional come to your home and provide comparable sales I can recommend a couple from my office. Real estate agents can provide a range of value for your home based upon recent activity, There is no cost.
