Hi Dena,

It depends on your income. If you're planning on using alimony or child support to qualify, you would have to wait until the divorce is finalized. If not then it will just depend on your debt to income ratios.

You really need to ask your attorney if there are any legal ramifications but as far as financing is concerned, the divorce isn't really a big deal.

I grew up in and am still very involved with Wanaque. The town has all therte own schools and the Haskell section is a very quick commute to 287. The bus route runs right through the town via Ringwood Ave. There is a new townhouse /condo complex going in now, they just broke ground. Condos start at $174,000 for a 2 bedroom 1 bath, townhomes at $239,000 2 BR + office/loft, 2.5 bath, garage. I'm showing the last sale for 4 Grove St in Wanaque to be for $322,500 on 1/12/2007. The seller was Wendy Simone and the buyers were Jason Bawiec and Jillian Jengo. If you want a copy of the listing, just send me an e-mail through my website.

The buyers financed $306,350 of the purchase price with 2 mortgages. Meaning they put 5% down. Before that, this home sold for $139,900 on 7/13/1990.
