In the on-line listing world on Trulia and other sites it is usually up to the agent who has the listing to update it at the main source so that it can then "syndicate" out to other sites for an update. Unfortunately, many agents do not take the time to keep their data accurate and you are right. It is very misleading and a real pain. Your best bet is to look for a source that feeds from the Maryland MLS and does not allow input from other sites.

You will also sometimes see homes shown as "pending" on the rental side. That means an application is being processed but it may not necessarily go through. So that home could be back on the market. Wishing you the best of luck.
