There is nothing for rent or for rent with option in Allaire or any of the condo associations in Wall Twp. There is a rental in Fairway Mews, though. A 2 bedroom just came on the market a short time ago. (thought I'd tell you since I see "golf" in your username.)

Dina Manor in Belmar could be an option depending on what your needs are. You best bet is to search nearby communities instead of the 07719 zip code. There are a just a few listed properties in that price in Monmouth county. You may even want to try Brick Township as another possibility in the area.

All the elementary schools are good. My children go to Central in north Wall and I have friends whose children attend Allenwood, Old Mill and West Belmar (so all of the schools). Everyone seems pleased with their schools. The children all go to the same intermediate school in 6th grade. North Wall, ( Central school ) would be considered more diverse than Allenwood or Old Mill and it is the largest school. However, I think we have some of the smallest classroom sizes this year for the younger grades.. K-2. 17-20/class. ... more

As you stated, Wall schools are excellent. When you live in town the only differential between neighborhoods (education wise) is the elementary school. Everyone goes to the same middle and high school. Residents are very opinionated about which elementary school is better than the rest. Do check out the websites recommended and feel free to call me to discuss the differences, also.

If you were to move to Wall, there are so many houses on the market now that you could have an easy job finding one that was convenient to any of the major highways that would get you to 195 within minutes of your home. You don't necessarily have to be West of the Parkway.
