I actually just picked up a new listing because the prior agent was exactly as you described...his name wasn't..oh never mind I'll take the high road. Upon hiring your Realtor you should have a clear marketing plan in place. Your realtor should provide you with a copy, and a scheduled day each week for updates. This is what I do for all my Sellers and I have never lost one yet. Phone calls especially those to other Realtors are always followed up with an email which I copy (BCC) to my seller.
What some REALTORS forget is YOU the seller are the Boss and we can be "fired".

I am sorry you have had a bad experience. my advice is cancel your listing agreement and get a new Agent.

Wake Forest homes are selling quite well, if your under that magec $400K price point.

Next does your agent market well enough?

Ppl may not be picking up your flyers do not knowing about your home. I have two homes listed in Heritatge for the past two weeks, 25 flyers per week have been taken. and 3 showings each home per week.

1000 and 1400 web site hits, with 280 and 300 virtural tours of these two homes.

These two homes have only been on the market 2 1/2 weeks. And now with the Parade of Homes comeing PLUS Wake Forest has 10% of all the Parade lisitings. It is vital to get your home out there for ppl to see.

Loan Modifications and Short Sales are best addressed by professionals. The processes are similiar. There are approved companies thru HUD. I suggest you visit their website Hud.gov
