Hello Joshwa,

A fractional ownership is another word for co-ownership. For example at www.experienceportobello.com you find fractional ownership that gives you a Deed for your property and it is good for life. You may buy starting on a one month fractional ownership at $79,100.00 USD

It is also appealing because of the hassle free concept that is integrated, you do not need to burden with normal second home chores like utility bills, fixing rental damage, change of furniture and appliances, Maintenance, etc... Instead you can use your vacation time to enjoy the location that you chose for your leisure activities. Plus there is cleaning service every day, WIFI, Satellite TV and much more...

I believe that a well maintained and organized Fractional Ownership Project is the best way to own a vacation home and at a reasonable price.

It is important that you get a deed because some projects offer shares of a company and that does not ensure what you are buying. And some Time Shares disguise themselves as fractional ownership when they are not.

Hi Nefearious,

This is a short sale. It was listed on 5/20/2011 and went into escrow within 2 weeks.
Let me know if you would like to get more details on this home (they may be accepting back up offers), or other ones in the area. Do you need a 4 bedroom, or will a 3 bedroom work for you?

Aloha: Is your mortgage upside down? This would be so if you bought your home for much more than it is currently worth given today's market. Would you be able to make mortgage payments if your lender agreed to a remodification? You must be delinquent for at least three months to meet eligibility requirements for a short sale and at that point, your lender may decide to set a foreclosure date. Everyone;s situation is different but there is hope so don;t give up, Call us at West Beach Realty, Inc. and one of our certified short sale agents can give you more information. ... more

David M Nash answered:
Realty Trac is a scam, if you want up-to-date listings with accurate pricing call a Realtor. I have looked up many of these that clients have found on realty-trac only to find out they sold 6 months ago or the pricing is inaccurate or they do not exist at the address they have on the site.
Save yourself some time and call a Realtor and DO NOT pay the subscription to realty trac, it is a waste of money.
I would be happy to help you and have sold many REOs in your area.

Aloha,
David Nash
