I believe the criteria varies depending on the lender. I had one client that was able to remove it by just calling the bank and asking them to remove it. Another one is still fighting with his bank. Both were above 20% equity on their properties.

Best bet is to call the lender and ask.

Since it is a short sale, probably the Sellers are waiting for their lender's response, which can take a while.

An interested Buyer can always put a back-up offer; usually it stays with the Seller until the first Buyer cancels.

Otherwise, you'll find yourself looking at not only incomplete information; you'll be looking at properties that have already been sold or are already under contract.
