At today's prices it might be challenging to build a home and re-coup your money. It may be better to get someone who specializes in land sales.

There are two convenience stores in Volcano and another on the recreational military base (Kilauea Military Camp) within Hawaii Volcanoes National Park. There is phone, satellite, cable available to most places in Volcano. There are a few churches as well; New Hope, Hale Lokahi (non-denomination) , Catholic church in Mt. View.

Volcano is a great community with many artist residents. There is one of few golf courses on this side of the island and the Hawaii Volcanoes National Park nearby with great scenery, hiking, culture and art gallery. There are amenities within walking distance of homes in the Village; quaint restaurants, a great farmer's market, the Volcano Art Center which promotes music, plays and art of all types, post office, several local art studios, hardware store, two gas stations and many vacation rental B&Bs. The weather is cool at an elevation of about 3,500ft surrounded by native rain forest which attracts misty clouds that bank up against out second largest mountain; Mauna Loa. Volcano is a magical place that has a very welcoming and safe feel. It is far from any major cities and has little traffic.

I grew up in Volcano and still live close by, so you can imagine it has a special place in my heart.

By coincidence I was the last listor and buyer's agent for a home on Hoolehua in HOIE. Unfortunately there have been no recent sales, the last one being the one I worked back in 2009.
For any home in HOIE to sell the seller has to come to grips with this being a soft market and asking too much will not be tolerated by the buying public. For what you describe: a fixer of 2 bedrooms 1 bath.....I would have to check the TMK record (I cannot find your name listed as an owner in HOIE) and see what the condition of your home is. The East Hawaii market is having a lot of activity right now, but most of the properties changing hands are the ones that are priced under the average market price.

While a couple of lots in Mauna Loa have recently sold for around $36,000 the most recent comp is $27,000. Lots in the adjacent neighborhood, Ohia Estates, have recently sold for well under $10,000.

Side by side lots are desirable, however people often want to get an even better price when they buy two lots at a time.

Now is the worst time in years to sell property in Volcano. If you really want to sell and are willing to price your lots low you can definitely move them. If you don't have to sell I would advise hanging on.

I live in Volcano and would be happy to give you any other info you might need about the neighborhood.

I would like to mention that I strongly disagree with the Kona agent who suggested you clear the lots to make them more desirable. Most buyers in the Volcano area highly prize our native rain forest and often will not even consider lots that have been previously cleared.

I believe your lots are part of "old power" which means they already have electricity which can be turned on without paying "SSPP" fees. Water is via individual catchment systems and waste disposal is via septic tank and leach field. I would not recommend any "improvements".
