The taxes were based on end year and full year at escrow closing..... making this a bit high.
This community (Nob Hill 55+ Senior Community) by far exceeds Peacock and similar for value and the agent is wrong about these being prefab. These homes avg 1030 to 1120 sq ft (unlike Peacock's 945 sq ft) These are well built frame-on-concrete foundation homes.... with tiled kitchen/baths/showers, attached TWO car garages and driveways, often big enough for two more cars. In-unit laundry, large pantries and this unit's has many many upgrades. The HOA covers ALL exterior maintenance, paint, roofing, landscaping, yard water, trash collection AND VERY well maintained grounds ...including walking trails, RV parking, club house, and pool/spa facilities.
There is no Mello Roos or special taxes and base taxes have since been adjusted based on home sale transfer to 1/2 of this shown.

Be sure to have it thoroughly inspected by an experienced MH inspector and not just any home inspector as there are several nuances with MHs that you don't have in a conventional site-built home and most home inspectors not familiar with these nuances will not even know what to look for.

Make sure the inspector crawls under the home and thoroughly inspects each and every pier and pad assembly for rust, deterioration and decomposition if steel and for decomposition if concrete as homes close to the ocean can be severely impacted by salt.

They should also make sure the home is level by checking all the doors and windows to make sure that they are not swinging or sticking and that all the strike plates on the doors are properly aligned and the doors close soundly.

The inspector should also inspect the steel mainframe for rust and decomposition as well. I can't tell you how many mainframes we've had to repair that were suffering and in some cases even failing from rust and deterioration related issues.

Be sure and have the inspector check for rips and tears in the vapor barrier under the floor. If there are openings in this membrane it could allow the insulation under the floor to become compromised and even fall on the ground.

Openings in the vapor barrier are also a great place for rodents and cats to habitate and reproduce. We've eradicated countless critters from these cavities over the years and it's not a very pleasant experience.

Finally and very importantly make sure the home has a California State Housing and Community Development Department (HCD) certified earthquake resistant bracing system (ERBS) as most areas in California are classified as a Zone 4 earthquake area which holds a high probability of risk for a seismic event..

Also be aware that many of the MH's in this park/community are PRE HUD, built before June 15, 1976. Mobile Homes built up to 1979 are known to have caustic (formaldehyde) and carcinogenic (asbestos) chemicals in the insulation, popcorn ceilings, acoustical tile, particle board sub floors and perhaps even countertops.

You have many other options. Why are you choosing this particular home and location. Please read the following information thoroughly before you put any money on this home.

You really should start with the park manager of the park/communities you are interested in. You will have to fill out an application and be approved by them before you even make an offer on a manufactured home in a rent/lease park/community.

Be wary of any manufactured home built before June 15, 1976 as they are "PRE HUD" homes and will be very difficult if not impossible to finance. Additionally many if not most PRE HUD homes were built using caustic and carcinogenic chemicals i.e. formaldehyde and asbestos.

But before you purchase any manufactured home you should have the home inspected by an experienced manufactured home inspector and not just any home inspector.Make sure the home is level and that the pier and pad assemblies are in good shape.

Be sure the vapor barrier and insulation are in tact and not ripped, torn or lying on the ground. Have the inspector look for drainage issues i.e. standing water, soil erosion, expansive (clay soil), rusted and deteriorating piers and dry rotted or decomposing wood pads supporting the piers.

Most importantly make sure the home has an approved set of Earthquake Resistant Bracing (ERBS) installed under it as much of California is in a Zone 4 seismic area:
