The taxes were based on end year and full year at escrow closing..... making this a bit high.
This community (Nob Hill 55+ Senior Community) by far exceeds Peacock and similar for value and the agent is wrong about these being prefab. These homes avg 1030 to 1120 sq ft (unlike Peacock's 945 sq ft) These are well built frame-on-concrete foundation homes.... with tiled kitchen/baths/showers, attached TWO car garages and driveways, often big enough for two more cars. In-unit laundry, large pantries and this unit's has many many upgrades. The HOA covers ALL exterior maintenance, paint, roofing, landscaping, yard water, trash collection AND VERY well maintained grounds ...including walking trails, RV parking, club house, and pool/spa facilities.
There is no Mello Roos or special taxes and base taxes have since been adjusted based on home sale transfer to 1/2 of this shown.
