It can be done but really you are both buying the property together since it is still consider 1 property that is a multifamily. This is different than buying 2 condos or townhouses where you have more flexibility with deeding and title etc...
What you are doing is just specifying how you are managing the property. Your cpa/accountant will be able to allocated the revenue and expenses accordingly once you both meet to explain your plan.

The first part of home buying is getting approved by a Lender who has done their due diligence as to your ability to repay the loan and not cause you financial harm, by placing you in the incorrect loan program. The Lender is the only one who can deny or approved you for a mortgage that is why it is so important to shop for the mortgage before the home. Anyway, these issues would come up when title is pulled, as in your case. I am not a lawyer but I do not think there is anything you can take legal action about.. but of course, with 25 judgments out there already, is it worth it? I would guess if you paid the judgments off as part of the deal, then you would be good to go.

What does your attorney say? You do have representation, I would hope.

This home is not a rental property. It is for sale only. Originally priced at $64,900, it has now been reduced to $57,900. Buyer must qualify for financing for manufactured/mobile homes. Buyer must purchase the home, and lease the lot. Therefore, buyer must also be approved by the park after qualifying for and obtaining financing to purchase the home. No association fees, but there is lot rent which covers the cost of city water and sewerage, trash collection, snow removal from street, club house, street lights.
