Zulemy, great question about finding out if a basement has had water damage. Many times you can look this up through your home insurance carrier. If there was water damage, a good water restoration company can get everything back to normal. I checked the public records on this property through the multiple listing service. It doesn't show a change in ownership since the current owners purchased it in 2008. It doesn't seem to be currently listed for sale or rent through an agency. I also check the Gloucester county sheriff sale site and it's not listed there either. It's possible that the bank is in the process of foreclosure. The process can take a while before a listing agent puts the house up on behalf of the bank.

Check the local sold home listings. Zillow is a good place to start.

You'll need a sign and flyers that have your homes details.

You'll want to ask for a pre qualification letter before showing anyone the house and I would also recommend getting a copy of their drivers license to protect yourself and never show the home by yourself.

You'll need access to a competent real estate attorney as well as a "proposal to purchase" form.

Count on spending some money on advertising; expect to pay around $100 per display ad as these are larger ads that will at least get you some exposure.

I would be wary of any home listed on Craigs list for rent, if it seems too good to be true, especially if you contact the "owner" or "listing agent" and they tell you the owner is out of the country, but to send the deposit money and they will get you the keys. I had one of my for sale listings (listed $649,000) spammed on Craigs list for rent for $1400/month. They even copied my photos and blurb about the house. Thankfully a savvy "renter" looked the house up and gave me a call because it seemed to be too good to be true, which it was. The house was not for rent. I am not saying this is the case, but it doesn't hurt to be careful.

I searched the internet for the property address, and ony found the house listed for sale for $89,900. Click the link and if you want more information on the house, fill out the form a licensed agent will get back to you and get the information to see if it is indeed for rent too.

I don't see any record of this property even being listed for sale in the MLS system, let alone being removed. Did you sign a listing contract with a Realtor? You may want to contact that agent to find out what is going on.

The property is located in Atlantic County not Cumberland County. The property is new construction and new development area not showing up on any current maps or GPS. I know the general area and actually market in those areas. The development is off of Central Ave. To get there from Pittsgrove, take Centerton Rd. to Rte 40 and then go east toward Malaga. Stay east on rte 40 for about 7 miles. Watch for Central Ave on your right. Turn right onto Central Ave and drive south until you get to Wheat Rd. The new construction is just a bit south of there.
