You'll need to work on your scores a little bit. Most lenders require a 620 or better but a few of us will go down to a 580. There maybe some things on your credit that can be addressed to raise your scores quickly.

We got a mortgage through a foreign bank in New York who does not care at all AND especially if you are foreigner and non resident, which is rather rare.

I'm not sure. The "foreclosure" listings you see here aren't very accurate. Is it possible you have missed a few payments and the lender has filed an NED (notice of election & demand with the county)? The listings you find here on Trulia and other sites like Zillow get pulled from different sources -- like county records. It doesn't mean they are for sale. If you notice, the listing doesn't say "For Sale". ... more

It doesn't matter what type of property you're buying. You need to qualify for a loan first -- THEN find a property that will allow that type of loan. Most lenders require a minimum of a 620-640 credit score. But some properties may not qualify for certain loans. For example, FHA and VA loans have their own appraisers who will do a mini inspection. if the house needs a lot of work -- like bad roof, plumbing issues, etc. it will not pass an FHA/VA inspection.

Again, go get pre-approved first. Then go find a house in your price range. Dont always think a foreclosure is going to be the best deal. You may be surprised to find a normal home in your price range, that doesn't need a lot of work.
