I am a bit upset because my realtor referred me to my lender. When I was approved my lender emailed my realtor my preapproval letter and informed him that I was pre approved and to move forward with locating a property (this I thought was my duty as I could have been considering another agent or what ever), but that's not the worst, the lender told my realtor what my reserve was. Now that was crossing the line.

I am now looking for a new realtor and lender as I am sure this is not ethical practices. I will NOT be moving forward with these 2.

Your private information (specific income, credit score, date of birth, social security number, etc) is usually not shared with anyone! It is confidential between you and your lender. A typical conversation is...yes, they have sufficient income, yes, they have acceptable credit, yes, they have the resources for the down payment. That's it!

A much cheaper alternative would be to have a conversation with this agent about your expectations and where you would like to see improvement. After that, your next best step is to call their broker, spell out your concerns, what you've already done and how your agent responded. yep - there are some great options in Falls Church, around Loehmanns Plaza, well used to be Loehmanns Plaza now its Graham Road something or other. from Vienna, go down Gallows Rd toward the beltway, turn right onto Rt 50/Arlington Blvd, when you get inside the beltway you'll see a big gray building on your left, further down the shopping center on your right. There are neighborhoods on both sides of Arlington Blvd that you can explore.

But, this should have been clearly explained to you, so if that's the reason not sure why the agent wouldn't just tell you.

If it's not a lender restriction, and not a commission reduction by the builder, then IMO, the agent should stick w/what was promised and you should hold them to it.

Hopefully you got it in writing. The agent commission and any rebate should be clearly spelled out in the "Exclusive Right to Represent Buyer" form. Should have been signed before/while you were shopping for houses, if not, it may have been included in the larger contract package. Look through your paperwork and see if you can find it.
