The only advice you can take on your specific situation should come from an attorney. You've elected to go FSBO, which is fine, but without knowing the contracts you've signed and the terms of the deal in detail we really can't advise you. You're asking a legal question that just happens to be about real estate. Find a Real Estate Attorney right away and see what your options are and the consequences that come with each of your choices.
I don't believe Escrow will terminate on one parties say so, chances are you'll need a form acknowledging the termination of the sale signed by all parties. Your attorney can confirm this or provide better advice.

It sounds as if you had work done and the contractor was not paid, but a bill was sent to escrow, along with a lien for that bill, is that correct? The Loan reps do not pay the bill, they may require it paid as a course of the closing. The escrow holder will be instructed to pay the bill and release the lien at closing.

Why would the buyer want to cancel the contract?

Hallrobinson, the answer you received from Cindi Hagley is right on point. I too am a short sale negotiator/listing specialist, and who your listing agent is REALLY does matter. Experience is so key because the processes are constatnly changing and having someone work your short sale who knows what they are doing is crucial. This is not your typical sale and the person doing the work must be BEYOND committed to seeing it through because the end reward is not too great for the listing agent.

If you are in the locale of Cindi Hagley, I don't even know her, but she is asking ALL the right questions, so for that i HIGHLEY recommen you call her.

In conclusion, do not be afraid to short sale, but do be wise. This is an area of specialty and that means not everyone can specialize.

p.s. I close short sales with Countrywide on a regular basis and they are so far, pretty good when it comes to having some sort of process. They are actively working out the kinks.
