Cherry Valley is convenient to everything. Nice walking paths, parks, schools, shopping, Rt 83 and Rt 60 to the interstates. The only thing you should know is it is the specific school district you are looking for may not be the one you want. You should be able to find that no problem. If not, a creative agent can come up with solutions. Timing is a key factor & Not all rentals are in the MLS either. I will be getting a new Lincolnshire rental shortly, but it may not fall quite into your price category-don't know yet. Keep an eye out for it on Trulia.

This isn't a hard question. Take 1/3 of the assessed value and multiply times the multiplier for the municipality, incorporated or unincorporated. Lake forest has the best taxes in Lake county, highest avg assesment and lowest tax rate. I dont understand why you are looking at 3600 sqft LF and 1600 in Lincolnshire. Not apples to apples. 3600 sqft in LF is way, way cheaper in taxes than Lincolnshire or Vernon Hills. If you are looking at best deal for $10k in taxes per year lake forest and Lake Bluff get my vote!

While I respect your mortgage brokers opinion re: condos, there are other financing options now available when it comes to buying condos...not just FHA. I have a mortgage broker that I work with who has a 1% down/Not on the FHA Approved List program. Here are some highlights of the program.
 1% minimum down-payment and No PMI!
 No Condo Questionnaire needed. Complex must be 50% owner-occupied.
 Buyers cannot currently own any other properties.
 Minimum credit score of only 625 (average of all three).
 All collections on credit report must be paid prior to or at closing.
 Loan amount cannot exceed $200,000.
 Don’t need FHA approval, but does require home inspection & survey.

This is HUGE!!!!!!!!!!! No PMI alone is amazing and saves 000's of $$$$.

I agree with Amy that Lake Forest tends to have the most reasonable tax rate in Lake County when comparing the taxes assessed vs. the true market value.

Cook County as a whole tends to have lower taxes than Lake, but they are closing the gap. ... more

Per the Lake County Assessor's website the current 2008 tax bill for 762 N. Summit was $3,596.04. The 2008 assessed value was $51,328 and the fair market value per the assessor was $153,984. There was a sale recorded for this property on 12/18/08 for $390,000. The 2009 assessed vaalue is $138,337 which means the fair market value per the assessor will be approximately $415,011. The tax rate for 2008 was 7.006. The tax rate for 2009 hasn't been determined yet. If the tax rate remains the same for 2009, the real estate taxes will be approximately $9,691.89 (138,337 x .07006). Not included in this is any limited homestead, home improvement, senior homstead or senior freeze exemptions.

As a first time buyer you are asking some great questions many of which have been basically answered through the responses from the other agents. As a Realtor who has lived and focused mainly in the Vernon Hills, Libertyville and Mundelein areas for the last 34 years I have a lot of insight into the history of the Vernon Hills market. There are many positive reasons to live and invest in the area, some of which are it's location to transportation, corporate businesses, retail shopping, highly rated schools, terrific park and library districts. A higher percentage of the real estate taxes has always gone toward the schools in comparison to some other taxing districts. When you compare the programs that are offered, composite ACT scores, percentage of graduates that continue on to college and overall support from the community in relation to other areas, the amount of tax dollars is well worth it to increase or maintain the value of a property. I often have clients ask my opinion of one subdivision or another. Just so you know, "steering" or directing a client to one area versus another is a Federal Offense for Realtors to do, so we just can't even go there. What I advise my clients is to get in their cars, drive through the neighborhoods and talk to people who live there-candidly asking them the pros and cons. You'll be surprised how open and helpful people are! As far as a basement or not, that's another personal decision. For example, a young couple that's planning to stay for a while and possibly raise children there might appreciate or need more storage. A couple downsizing and considering a ranch model might prefer no basement-no stairs whatsoever. I hope this helps, and please let me know if you have any other questions!

The 2nd part of your question was missed by many. Pricing the house at a fee for service appraised value is the best way to get a home sold reasonably quickly. Many deals fall apart when the sold contract price is lower than the appraisal.

Two scenarios are possible if you don't price at appraisal. First, the seller comes to find out that the home appraises for 15k less than what they thought they sold it for and need to lower the price a month after acceptance. Or the scenario where the house is over priced, gets few showings and wastes market time. Homes are going under contract in this tough market if priced right, show well and marketed effectively.

If you list with me, I will reimburse you the $300-400 appraisal costs at closing and the appraisal can be used a sales collateral for any interested buyer.
