To post a room for rent on Trulia, please follow these steps:

From the Trulia homepage, hover your mouse over the 'Rent' tab.
Click 'Post Your Rental Listing' at the bottom of the drop down.
Under 'Post a room', enter your address and click 'Continue' (if you click 'Post a home or apt', you will be redirected to our partner site, Zillow Rental Manager).
Follow the rest of the prompts to add specific listing information.
Once you click 'Publish', the listing will appear on Trulia within 1 hour.

Please note the listing will show on Trulia and also our partner brand, HotPads.

Notwithstanding an agreement to the contrary with your Landlord, in my personal opinion, your Landlord is the one dropping the ball on notification and He/She bears the consequences of inaction regarding notice to you.

I like Linda's idea; however, I would take a more formal step by sending certified letters to your Landlord and the HOA stating you will not be monetarily responsible for any compliance fines unless notified in writing by your Landlord or the HOA.

I've rented out rooms and have helped people write up the agreements. I agree with a month to month or no longer than six months. I also concur that you can check to see if it's legal, they are called Single Family Residences, and I know in a prior city I lived and worked in it was illegal, but the city was not spending money on enforcing it unless neighbors complain, most people are renting rooms these days. I also recommend making sure that you verify employment, get proof of income and actually call their references as this is possibly a stranger coming to live with you. There are online services you can use to do background checks and credit checks as well. Protect yourself not just with a contract but with screening them as thorough as possible.

You can ask the agent if the house is being listed and sold as an income/investment property, which would allow for a lease. If the agent isn't sure, then pass on it. If after you move in and a buyer purchases for their own residence, the agent may likely be reluctant to decline the offer, giving you adequate notice, yet leaving you to search for another place to rent.
