You should look at the apartments next to The Collection shopping center in the Oxnard/Riverpark area. It is just one exit down from Ventura but has lots of things to do in walking distance. If you want to stay in Ventura then you want to look at midtown. East Ventura is residential/family areas. They are nice but they are quiet and they don't get the nice cool ocean breeze. ... more

I personally would recommend a home in an established neighborhood, in the better school district - with a more favorable teacher to student ratio. Cul-de-sac's are always great for small children... Have you considered a home above Foothill Road? Perhaps in the Skyline Estates tract? Make sure you work with an agent that truly works land. Buying land is complex and is not for everyone. Buyers must do their due diligence and just this is quite a learning curve. Then there is far more work to do and things do change at times that affect a land purchase and build plan.

If this is for you, then enjoy the ride. If not, keep in mind some land is priced low right now and is a good buy and hold property for the portfolio, but you still have to perform lots of buyer's due diligence for any land purchase.

Best of luck from some one who has stood in lines at the county, bought vacant land and built.

Ventura County has many good areas. I am a fan of Westlake/Thousand Oaks and Newbury Park.All are very family and school oriented. Plus they are a reasonable commute to Simi Valley.
