By the way the HOA fees include the following: Amenities, Electric, Insurance, Maintenance, Management, Sewer, Trash, Water, Other Utilities.

It sounds like the seller is trying to hold out for a better offer on the property. I would also recommend that you give them 24 hours to get your signed contract back to you...also, have your agent be persistant with the seller's agent.

It's too bad that this seller is stalling...they risk losing you as a ready, willing and able buyer! Good luck to you.

There are some listings for lease-purchase listed on the mls, but they are hard to come by lately. You may have luck with homes that have been on the market for a long time, as the seller may consider a lease-purchase. Some homes for rent, the seller may also consider a lease purchase. You should keep in mind that you will pay rent, plus an extra amt. (negotiated) that will go towards the purchase at the end of the term. Many sellers may also want a downpayment at the onset of the lease purchase term. The contract for a lease purchase is structured differently from other sales/rental type contracts, so it is a good idea to work with a Realtor and/or a Lawyer.

Hi there Tboni, agree with prior posters, this is not a good sign. The level of cooperation on the part of the seller impacts the likelihood of success greatly. Delays in the seller responding to the bank puts the file on hold.

I'll give you the same advice I give my buyers who are interested in considering short sales - get your hat in the ring and then continue your search. It is very likely that it will take months for you to hear back from the bank. And if the seller is resisting and not cooperating, then your short sale may go no where.

Keep looking while you wait.
