Try searching the public version of our local MLS at for properties that appeal to you first, see which locations/properties appeal to you. Then contact 2 or 3 agents working in those specific areas and see who's a good fit for you.

Most agents won't work the entire Sarasota - Venice - Englewood area, it is a rather large area of homes to cover. You'll most likely be better to find 2 agents -- one that specializes in Sarasota, a 2nd that specializes in the Venice - Englewood - North Port area.

I personally specialize in the Bradenton - Sarasota - Venice area.

You'll want an agent (or agents) that are familiar not only with the area you are searching but also the price range, specific neighborhoods. For example, if you want a $150,000 home it's better to find an agent that frequently lists/sells home in that price range instead of an agent that normally sells $300,000 homes.

One suggestion I would make is that be sure to verify the rental restrictions for the community if there's a HOA or condo association. If you have an agent, they should have used one of the FAR or FAR-BAR purchase contracts, which do allow for contingencies for inspections, financing, appraisals (if you included the appraisal addendum).

Did you write the offer As Is with Right to Inspect or is there a repair limit set in your contract for repair issues?

If you are working with an agent, talk to him/her as most of your questions will most likely be covered in your contract terms.

If you wrote up on offer on a big box store purchase form without the assistance of an agent, I would suggest consulting with a local real estate attorney asap to determine what your options are at this point in time.

I think it's always important to have security systems in place. Whether you live in a safe neighborhood or a dangerous neighborhood doesn't really matter that much. Burglars target areas they know, and the only way to make sure that you have the protection you need is by having the right security in place. I would definitely suggest having a system installed.

If you are considering older homes that are walking distance to the beach, it's a good idea to also check out the flood insurance rates for each property you are interested in as flood insurance rates are going up, especially for the older preFIRM homes. Knowing the BFE (base flood elevation) of the property is important. While speaking with a local insurance agent about flood insurance rates, you'll also want to get a quote on the wind insurance as well.

The more information you have, the better choices you can make.
