Hello Jovani, your right no one can predict. The purchase in North Hills are currently 195k for 1bd 1ba 642sf condo, 198k for 2bd 1.5ba 935sf townhome and 315k for 3bd 3ba 1,276sf townhome.

The rentals in North Hills start from $1,250 for 1bd 1ba 650sf apt. A CMA, comparative market analysis, can be provided to determine your current market value to make a decision.

generally, agents cant help with rentals under the $3000 range. The reason being that the rentals in your price range are usually listed on sites like craigslist, westside rentals, rent.com, etc. and not listed through a real estate agent who would put it on the MLS.

We can only really help if the home is on the MLS.

A house (not condo/apartment) in that price range, within NoHo is going to be tough. I just did a quick search of the MLS and there's one 1 active listing in the area - it's 2 bed, 2 bath, 1,292 sq ft and $2,200/mo.

If you dont mind Valley Village, I see one house on Oxnard near the 170 freeway that's $2,100/mo, 3 bed, 2 bath and 1,250 sqft.

And if you are open to townhomes or condos, there are a few more.

So, I'd agree with Cliff - search craigslist and other sites like westside rentals, since we only see what's in the MLS.

So your utilities are far from FREE.
