It all depends on you point of view. Currently there are 91 total homes on the market with 56 of them single family and the rest are condos. The inventoy is lower now than it was a few months ago but more than it was a few years ago.

If you want to track the number, simply go to www.dilbeck.com and click on Home Search and then click on Residential. Finally, click on Van Nuys and display the list. On Dilbeck's website you can also look under the Foreclosure list for that area. You can also use the Advanced search if you are looking for something specific such as "guest house" or "hardwood floors".

You will see 167 on Dilbeck's websit since it includes all vacant lots, multi units etc.

If you want something specific, send me an email and I can pu a filter on the MLS and the listings will all come directly to your inbox as soon as they are listed.
