Welcome to the Home Buying Process. The first step, as my colleagues have pointed out is to talk to a good LOCAL mortgage lender. Why a local lender? Because they are familiar with local programs, such as MHDC and Beyond Housing, that provide home buying assistance funds via loans and grants. the Ballwin/Manchester/Ellisville/Winchester/Valley Park area is a wonderful place to live. While things are slow down in general, this area hasn't been affected as much as many of the other areas in St Louis due to it's central West County location and the Parkway Schools (Part of Valley Park is in Valley Park Schools, and part is in Parkway Schools). I live in the area, my office is in the area and I do a tremendous amount of business in the area - I have a lot of people who want this specific area. Please note that this area also contains quite a bit of unincorporated St Louis county. The Ballwin Post Office is the main post office so many people refer to the area as Ballwin when it may be one of the other smaller municipalities or the unincorporated areas.

What price point are you looking for? Are you looking for a condo, a villa, a townhome - do you need a garage or a carport or is off street parking OK? How big of a home do you need? There are many factors involved in finding the right home,
