The answer to your question is fairly simple. The Stonegate or better area of Valhalla has seen a bump in valuation, but the taxes remain an important, yet relative issue. Home price to tax ratio is my rule of thumb. Town services are not what they once were and therefore don't recommend the lower (Town) aspect of Valhalla, as that area is congested and parking is a nightmare.

As an investor, I would compare the same style home and features to that of a home in White Plains. Gedney Farms, Ridgeway and the Rosedale sections are the best in my opinion. City services, hospitals and stores along with a fiscally responsible government and general services must be considered too.

Do your financial homework, visit the area and talk to some of the neighbors, then hire an experienced Realtor. You can Google Lee McTigue of Julia B. Fee (Sothebys). Remember, you get what you pay for. Also, consult a Real Estate attorney who can navigate you through stressful task of buying and moving. Good luck!

The lower aspect of Valhalla or area closer to the town and Dam is not doing well as far a price valuation, which has fallen drastically since 2005- just look at what has sold recently in this area.

I would consider White Plains instead. In my opinion, taxes are much higher in Valhalla as opposed to White Plains, and the City services are second to none. The closeness to all shopping areas along with better property valuation make this area a better choice. As an investor, I would never return to Valhalla as this once quiet and quaint Hamlet is no more.

In recent times, Valhalla has become so congested along with ever increasing taxes and town services on the decline, or so it seems. I would therefore recommend White Plains which, I feel, offers better services and property values. ... more

There is one house rental available in a 2 family house in Valhalla. It is the second floor unit with 3 bedrms and 2 bathrms. It is 1500 sq ft and they are asking $2300.
