As a former owner in this building and real estate professional I believe these properties hit a wall in terms of price. They are now staying on the market longer and the 20 day right of refusal is hindering already fragile transactions and buyers. No. The 4 townhomes currently offered for sale are close to the creek, but not "on the creek." The units priced at $795,000 and $799,000 are both nicely remodeled. There are no open houses currently scheduled, but I would be happy to show all four of the units for sale in the complex to you whenever it is convenient for you. The last two sales in the Vail Racquet Club townhomes were in July and November 2007 at $818,000 and $855,000. Both were right on the creek. The first had not been remodeled and the second had new counter tops in the kitchen and baths but not much else was improved. Two of the (3 bedroom) Vail Racquet Club condos are on the creek. This is actually a parking space. 2 bedroom condos start around $750,000 in Arrowhead. Less expensive 2 bedroom condos in the Avon area, which is near Arrowhead start around $300,000. I hope this helps!

I am an agent who lives and works in the Vail Valley. The townhome you are inquiring about is in the Vail Racquet Club complex. There are two separate complexes: the townhomes and the condos (which are less expensive). These properties are located at the very east end of the Vail Valley in East Vail. This area is very popular for Front Range owners and those who come up on the weekends as it is closest to the Denver area. Due to the elevation of over 8500ft, the area also appeals to those who like a true alpine setting in the summer.
Pertaining to the specific listing, the square footage is 1637 and it has been on the market for 181 days. There are currently 5 Racquet Club townhomes listed that are 3 bedrooms ranging from $695,000 to $799,000 and 3 - 3 bedroom condos from $715,000 - $725,000. The financing has been tricky on these in the past as they are deemed by some lenders to be a "condotel" as there is a front desk for check in and such. The complexes are mostly on the creek and offer a pool and tennis as well as a restaurant, a fitness club and free bus access to Vail.
